What is a Mortgage Discharge document in Quebec
A discharge, also referred to as a release or acquittance, is a document signed by a creditor to release a debtor for any charges or guarantees registered against his property.
The most common type of discharge is one submitted to the bank for signing once a mortgage has been paid off.
How it works
Step One
First, we must obtain a statement of account confirming that you have paid off your loan entirely. Once we receive the financial statement, we will forward to the financial institution a discharge document for signing.
The bank has up to 45 days to sign the release and mail it back to our office.
Step Two
Once the release document is signed by the bank, it is forwarded to the legal registry for publication.
Registration at the government land registry can take up to 2 months. This is simply an administrative delay.

We will contact the bank to obtain their discharge signature. Subsequently, we will publish the discharge document at the Land Registry (Registre Foncier du Quebec) to clear your property.
Once the discharge is published, we will send you proof of discharge and the confirmation number from the land registry attesting to the radiation of your hypothec or loan.
